House Hacking in New Jersey
I've used house hacking to buy my own properties in North Jersey, and I help buyers do the same across Morris, Essex, Union, Hudson, Passaic, Sussex and Somerset counties. Live in one unit or one bedroom, rent out the rest, and let tenants cover a big chunk of your mortgage.
How I did it
I started with a condo and a roommate. Here's what each deal looked like.
2020 condo
Bought a 2-bedroom for $320k with 10% down through a first-time buyer program with a down-payment grant. My college roommate paid $1,000 a month toward a $2,100 payment. Today it's a full rental.
2022 single-family
Bought a 3-bedroom for $425k with 5% down and rented two rooms to friends at $1,000 each against a $3,000 payment.
Seller-financed house
Found by mailing an out-of-state owner. 10% down, 5% fixed for 30 years.
2026 multifamily
Took over the seller's 2.75% mortgage through a loan assumption.
Ways to house hack in North Jersey
There's more than one way to do it. The right one depends on your budget, your loan and how you want to live.
2-4 family
Live in one unit, rent the others. FHA loans allow 3.5% down on owner-occupied 2-4 unit homes, and conventional loans allow as little as 5% down.
Rent by the room
Buy a single-family with extra bedrooms and rent them out.
Basement or accessory unit
Check the town's zoning and certificate of occupancy rules first.
Live-in flip
Buy a dated home, fix it up while you live there, and build equity.
What to watch for in New Jersey
A house hack only works if the numbers and the town rules both check out.
Property taxes
NJ taxes are among the highest in the country. Run the numbers on the real tax bill.
Town inspections
Many NJ towns require a certificate of occupancy or rental registration before a new tenant moves in.
Rent control
Cities like Jersey City, Hoboken, Newark and Elizabeth have rent control rules. Know them before you buy.
Off-market deals
Some of my clients' best multifamily buys never hit the MLS.
